Legal Services for Homeowners & Landlords

Real Estate Purchase & Sales Contracts

Do you provide advice to home buyers or sellers?

Yes. Buying real estate is often the most significant and expensive purchase you may ever make. There are many important aspects of a real estate purchase or sale that benefit from the advice of an attorney.

Document Review

Can you review, revise and/or explain my real estate documents?

Yes, I can provide you with legal advice and review of your real estate documents before or during your escrow. It is highly advisable to review these documents with an attorney.

Private Transactions

Can you help facilitate a private sale?

Yes. If you are purchasing, selling or gifting your real estate privately,  as an attorney and a licensed real estate broker, I can guide you through the process. Sellers representing themselves (“For Sale By Owner”), in particular, need an attorney to assist them with the legal compliance required when selling their residential property.

Family Changes in Ownership

Can you help me transfer title of my real estate?

When real estate ownership is changed, is it important that the deed is properly written. Also, there are some exceptions in California law that allow the new owner to avoid re-assessment by the County Assessor for purposes of property taxation. I can help you take advantage of them.

Unlawful Detainers/Evictions

Can I get help evicting my tenant?

If you are a Landlord who needs to evict your Tenant for non-payment of rent or for another reason, you will need to file an Unlawful Detainer action. If your rental is held in the name of an LLC (or similar entity), you will need an attorney to represent you in court. I represent Landlords in Unlawful Detainer actions.

Leasing and Rental Agreements

Do you draft Leases or Rental Agreements?

Yes. Landlords should always have their Tenants sign a Lease Agreement or Rental Agreement to formalize the terms agreed to and to ensure compliance with state laws.

My Mission

My personal mission is to make estate planning as accessible, efficient and streamlined as possible so that individuals, families, and business owners are motivated to express their estate planning goals, and then families and business partners do not have to deal with the disastrous fallout from a lack of planning.
